Total floor space

In Italy information concerning living space always refers to the total floor space, which includes the walls. The calculation of the total living space consists of several components. and the calculation basis might vary from municipality to municipality.

As different components are used for the calculation of the total living space (depending on the type of property and also on the fact that these components are often individually calculated by the vendor or estate agent) the difference between total living space and net living space (”mq calpestabili”) can vary a lot. The following list is meant to give just a rough idea to show what and to what extent might be included in the calculation of the total living space.

  • 100 % net living space (all rooms without walls, sections of rooms with a height below 1,50 m as well as garage, parking spaces and condominal areas are not included in the calculation of the net living space.)

  • 100 % internal, non-supporting walls (100 % of internal and external walls with a depth of a maximum of 50 cm, only 50 % of walls to adjoining flats and these only with a depth of a maximum of 25 cm)

  • 50 % of internal supporting walls and external walls, 100 % for detached houses (the percentage of internal supporting walls and external walls must not exceed 10 % of the amount of net living space and internal, non-supporting walls)

  • 60 % veranda or terrace

  • 50 % attics and rooms in the cellar (with no direct access 25 %)

  • 35 % roofed terrace or balcony (closed on three sides)

  • 30 % of the balcony if directly connected with the property, otherwise 15 % (30 % or 15 % of terraces with a size of up to 25 sqm, if bigger than that only with 10 % or 5 %)

  • 15 % of the garden of an apartment, 10 % of the garden of a house (maximum the size of the net living space, if above only 2 %)
  • Lifts, staircases and other vertical connections are calculated according to the area they occupy horizontally, no matter how many floor levels are connected

  • Condominium areas such as gardens, pools or tennis courts in proportion to the size of the apartment

  • Usually the proportion of the entire external living area must not exceed 30 % of the net living space
